🏢 Metro influences realty
Bengaluru’s expanding metro network reshapes real estate dynamics.
What’s it about? Bengaluru’s metro connectivity, particularly the Purple Line, is significantly influencing the city’s real estate market. Homebuyers increasingly prioritise proximity to metro stations for convenient commuting. This trend is shifting the focus from saturated central areas to new real estate hotspots along metro lines.
- Real estate development is moving towards ‘Walk to work’ and ‘Transit Oriented Development’ models.
- The metro’s reach to IT hubs and other city parts is creating new residential and commercial zones.
Increase in prices: Experts note that areas like Jayanagar and Indiranagar, well-connected by the metro, are still in demand, but the expansion is opening up new choices for buyers. The development along metro corridors is not only easing commuting but also pushing up property prices and rental values in Bengaluru.
